After falling behind on our mortgage payments, and dealing with lenders that were unwilling to compromise their position or restructure our existing loan, foreclosure was inevitable. We received letters from numerous agencies stating their desire to help, but only one sounded sincere and heartfelt. That letter was from Todd Kaufman. In fact, after meeting with Todd we were even more convinced of his sincere desire to do whatever he could to help. He fought hard for us, negotiating a short sale with our lenders (he had to negotiate with two lenders), and in the end we were able to complete the short sale, and continue to live in the house by renting from Todd at a reasonable rate. We were extremely relieved and grateful. It meant that our children would be able to stay in the house and neighborhood they grew up in, and our pets would not be impacted.
It's very difficult these days to find people you can trust, but Todd Kaufman is, without a doubt, a man of his word. He is a truly compassionate and extraordinary human being. We would not hesitate recommending him to any of our close friends, relatives or associates should they fall into a situation similar to ours.

WOW !… what a life saver. My wife and I have lived in our home for 6 years, with our two boys. We love all of our neighbors; they have children that have grown up with ours over the years. We have neighborhood block parties and there is always someone to watch the kids at the last minute or pick them up from school.
We had refinanced our home a few times to fix it up, new landscaping and upgrading the old (1964) electrical service panel to accommodate today's electronic necessities. Soon our mortgage payment was twice the amount of the original, we could still afford it with my income and home values had doubled since we bought the home, so we felt secure.
But then home values dropped and our home was worth $75,000 less than it was 6 months before. Then I was laid off from my well paying job and we could no longer afford our house payment. We thought we would have to move and break up our happy extended family of friends and neighbors. Our children would not understand and we would be embarrassed. Also we now faced losing our home to foreclosure, how would we ever buy a home again?
Then we got a letter in the mail form Todd Kaufman in the mail. He was offering the impossible…He would buy our home from the mortgage company and then let us lease it from him. No For Sale signs in the front yard. Not having to move to another "rental" home or condo.
- Not having to box up 5 years of accumulated stuff.
- No storage units.
- No moving trucks.
- No change to our life.
- Not having to explain to our friends.
- No more phone calls from the mortgage company asking for money.
This was GREAT, but could we trust him? Honestly we had no choice.
We took a leap of faith, and it paid off !
We are paying less than half of our mortgage payment per month for the lease payment.

After falling behind in our mortgage payments for several months, we were contacted by Todd Kaufman. As this was the first time that we had gone through foreclosure, we had no idea what our options were. We also did not know what to expect as we navigated through this process.
Todd explained that we had a number of options available and we discussed the pros and cons of each one as it applied to our circumstances. For us, it became clear that a short sale was our best chance of avoiding foreclosure and being able to stay in our property. This was possible because Todd Kaufman would be the investor buying our house, and renting it back to us.
After a series of dedicated negotiations, we were unable to get our lender to agree to the short sale. This was not for a lack of trying on our part or Todd's part. We were highly impressed by Todd's dedication to save our house from foreclosure.
We thought that this would be the end of our stay in the Conejo Valley. Anyone who goes through foreclosure will tell you that their credit is greatly damaged by the process. As our last viable option to keep our house was rejected by our lender, the lights of hope dimmed quickly. In between jobs with the foreclosure clock ticking, we were depressed and scared. It was only a matter of time now before our lender would foreclose our house, leaving us with nowhere to live.
As a family of animal lovers, we found ourselves in the difficult position of trying to acquire a rental property - with pets and poor credit. While we could not save our house through a short sale, Todd was still willing to rent one of his available properties to us; pets, kids, poor credit and all. We can never fully convey the amount of relief and appreciation we felt knowing that we could stay in our hometown. Our kids can stay in the same schools. We got to keep our pets. How can you adequately thank someone enough for giving you the opportunity to restore your family, your housing, and your future? We owe a debt of gratitude to Todd Kaufman for helping us.
While we would have preferred to stay in our house, we are glad the lender did not accept the short sale. Otherwise, we would not have started Moving Forward. Through this group, we have been able to reach out to other distressed homeowners. We understand how difficult a time it can be.
